$7.2 million Las Vegas Lease Arranged for Taverna Opa
Dealmaker: Commercial real estate broker Athan "Tom" Prakas.
The Deal: Prakas negotiated a 6,300 square foot lease in Las Vegas on behalf of his client, South Florida based Taverna Opa Restaurant. The deal, valued at $7.2 million, closed April 3.
Details: Prakas has been Taverna Opa Restaurant's exclusive agent since 2002 and helped his client find locations in Hollywood, Fort Lauderdale and Miami Beach.
Peter Tsialiamanis created the Taverna Opa concept with his first restaurant in Hollywood in 1998. The restaurant owner hopes to open 10 more locations across the United States in the next three years.
The new restaurant in las Vegas is expected to open this summer at the new Planet Hollywood Casino in Desert Passe. Prakas worked on the deal for five months as his client help focus groups and make sure there was a market for a restaurant where waitresses belly dance on customers' tables. Navigating the landlord's corporate layers also was time consuming.
Desert Passage is a 490,000 square foot shopping and retail center. Prakas represented the tenant and the the landlord.
Background: Prakas owns Prakas Group in Boca Raton. His real estate firm specializeds in restaurants, neightclubs and retail and office properties primarily in South Florida.
